Planned/Capital Works Project Manager

W London

£350 - £450pd

An experienced Project Manager required to undertake a project management role for planned Preventative maintenance (PPM) programmes of works, and capital projects for housing residential and non-residential stock.

To effectively manage all aspects of capital and planned programme of works, as directed, to ensure contracts are undertaken to the required programme, within budget, and achieve agreed Key Performance Targets.

Consult with residents and customers regarding existing and future planned programmes of works and ensure that the contractor's resident liaison function meets customer's needs in the preparation and delivery of maintenance works.

To apply project management skills to successfully deliver a PPM and Capital Works programmes, so that tight deadlines are achieved whilst minimising disruption to residents.

Record, monitor and report to Senior Project Manager

To work closely with relevant service areas and stakeholders to ensure that the programmes of works do not impact on day to day services for residents.

Coordinate and chair site meetings and monitor works during the course of the contract and at completion to ensure high quality of works that adhere to building regulations and health and safety.

Provide professional advice and report on all matters within the functionality of the service, including undertaking the role of professional or expert witness at hearings, adjudications and legal proceedings etc.

Prepare reports for project approval and progress updates, highlighting performance of contractors against Key Performance Indicators.

Ensure that all duties in respect of CDM and future changes are fully met in relation to applicable one off projects and ensure that partners are competent to carry out their responsibilities under CDM legislation

Maintain and update relevant Quality Assurance systems/procedures/processes.

Prepare briefing material as appropriate for capital projects and planned programme of works.

Act as Project Manager/Contract Administrator for small Planned Programme Works contracts to ensure effective contractual and technical monitoring of contractors performance.

Provide accurate information to Leasehold Services to enable statutory Section 20 consultation notices to be issued and liaise with them to prepare formal responses to all queries.

Provide accurate cost data to Leasehold Services for service charge billing and investigate and prepare responses to queries of final invoices and preparation of information required to respond to Leasehold Valuation Tribunals where required.
